Mr. Ashok Atri, Director, Delhi Infratech

Born and brought up in Delhi, Ashok Atri always had an engineer’s mind. To shape up his dreams, he completed Diploma in Civil Engineering in the year 1995 and then completed the degree in Mechanical Engineering in the year 2001. He then started his professional career with a firm where he worked for three years. Soon, he realized that doing a job is not his cup of tea. It was in the year 2004 that he started his own venture ‘Delhi Structures’ in partnership with P S Singh which they renamed as ‘Delhi Infratech’ in the year 2010.

A passionate engineer, Ashok’s focus was always on planning and craftsmanship as he knew these are the two things that will separate his company from the crowd. With a vision of ensuring customer delight, his company, Delhi Infratech has so far completed more than 16 projects. It recently launched ‘Delhi Gate’ in Dwarka, Delhi. Team RealtyMyths got an opportunity to interact with him and understand his perspectives about the market, the real estate industry and his company in details. Below are the excerpts of that interaction.

What is your opinion about the Delhi NCR realty market? Do you foresee any changes post RERA?

The demand for property varies from market to market. With inflation rate in control and expectation of strong growth in GDP, the real estate market is seeing positive signs of revival, especially residential sector. Over the next 4-5 years this industry will surely see a healthy growth.

As far as Real Estate Regulatory Act (RERA) is concerned, it is very helpful for the lower and middle class segments. It has generated confidence among buyers as this Act will ensure timely delivery of projects and transparent business with builders and developers. Now, customer can trust the market which was not there in the past. Builders and developers will also ensure speedy approval process of real estate projects in order to assure timely execution of projects. With new online procedure now this road map will definitely involve fast track approvals for project clearances, ease land conversion rules, and encourage affordable housing.

With so many initiatives taken by the NDA government in last two years, do you think the buyers’ sentiments have improved? What more is required to bring them back to the market?

NDA Government has taken a lot of initiatives. Now, investors have stopped investing in real estate market. Property rates are stagnant and because of this, customers are taking interest in residential segment, and it has proved beneficial for the end users. Now, they can avail all the facilities related to real estate market. The initiative of Housing for All will definitely improve the concern of customers and at the end will be beneficial for the Industry as well.

Everyone is talking about Dwarka L-Zone. What is so unique about it? How does your project ‘Delhi Gate’ add to its uniqueness?

Do you plan to expand to other markets outside NCR? What are your expansion plans?

Yes, we have plans to expand our infrastructure market outside Delhi NCR. In future we are planning to set-up an organic farm in Madhya Pradesh and a Solar Power plant in Rajasthan. Moreover we are also entering in Hospitality Sector in north India.
