Kalpesh Borkar, Property Consultant, Neel Realtor

After working for long for some of the reputed brands like Lodha Developers, Puranik Builders and ICICI Home Finance, Kalpesh Borkar, one of the leading property consultants in the Mumbai market, recently started up with his own Property Consulting firm Neel Realtors in Mumbai. With an experience of more than a decade in the real estate sector, Kalpesh loves to work in challenging business environments. A team player with strong technical skills and general business acumen, for Kalpesh ‘Winning the race’ is the only motto of life. In a candid conversation with team RealtyMyths, he shared about his ambitions and hurdles he expects en route. Here are the excerpts of the conversation.

How is the current scenario of the real estate market? Do you have any advice for the buyers?

Firstly, it’s a great time to buy a property. End users should grab the opportunities and offers which might not be there in days to come. ‘Ready to move in’ apartments should be preferred by the end users and they should not fall in the trap of misleading property dealers or brokers. Before the purchase you must know the location benefit, technical details, loan availabilities, carpet area, super area, costs involved and finally the budget.

What is Neel Realtors all about and how do you look forward to use your expertise to help the brand grow?

NeeI Realtors is a holistic property consultant firm and I am currently working as a property consultant and taking care of the clients looking for luxury segment. I guess this movement was what I choose. Handling teams, selling projects, setting up campaigns have always been my forte. Currently I am channelizing and pumping my qualities to get quantity. Market is very dynamic as of now, experience and proper decision making is the key to tackle this crisis.

What challenges you expect in the new role?

When there is a consumer, there is a challenge. The biggest challenge is push sales and conveying the right information to the people. There are many people in the market place involved in misleading the industry. We should look forward to educate the consumers and then let them choose what suits them the best.

Achievements in the previous role you want to discuss?

Numerically there has been many but today here I stand with my own company with a vision and this makes me feel great. I guess it was always there in my mind to sit on the other side of the table and share my knowledge and experience with others. I guess satisfaction is an achievement to me. I cherish it totally.

If you didn’t start out as a Marketer, what did you start out to be?

I always wanted to do something according to own taste. I was just waiting for the right time and experience to set up my own kit. We are now just a three months old company but it’s of immense pleasure to work independently and more passionately in a known market.

Describe your typical day – what does your work/life balance look like?

In my own setup I need to work 24*7. We have to make decisions instantly. Balancing just comes with motion. I keep myself moving towards bigger dreams.

Which other personality in the industry do you admire and why?

I really look up to our Prime Minister Mr. Narendra Modi. I admire his mission and vision towards building a great nation.

What advice can you offer to others who are on similar career path?

There is a huge competition in the market; people starting off as a property consultant should study the market first, watch the current trends, calculate the risk and then convey the right message. Consulting is not an easy task until you have a proper opinion in the market and a consumer understanding. Opportunities are many but beware of illusions.
